CoworkingCafe has just released its Q2 2025 Coworking Market Report, marking the first decline in the number of coworking locations nationwide in recent quarters — down 1% to 7,742 spaces. The findings reflect a strategic shift in the industry, as operators move away from broad expansion in favor of portfolio consolidation, investing in larger, higher-performing spaces and targeting growth in select secondary markets.
The report covers the 50 largest coworking markets in the U.S. using proprietary data collected in July 2025. It provides a detailed analysis of national and local coworking trends, focusing on key metrics such as total inventory, square footage, median pricing and leading operators.
Here’s how Long Island’s coworking market performed in Q2 2025:
- Stable location count: Long Island held steady at 64 coworking spaces in Q2 2025, with no change in location count. It maintains its position as the 38th largest coworking market nationally by number of locations
- Square footage – highest footprint growth nationwide: Total allocated coworking space in this Long Island jumped 11% quarter-over-quarter, rising from 820,656 sq. ft. in Q1 to 910,875 sq. ft. in Q2 — the largest footprint increase of any U.S. market this quarter – demonstrating operators’ increasing appetite for less-saturated, secondary markets and also a clear indicator that suburban demand around the New York metro area is accelerating
- Average location size – fastest growth in the U.S.: The average size of coworking spaces in Long Island grew 11%, from 12,823 sq. ft. to 14,232 sq. ft. that points to a focus on investing in larger, amenity-rich locations. Despite the strong growth, Long Island still ranks as having the 6th smallest average space size nationally
- Median Pricing:
- Virtual office subscriptions in Long Island are priced at $163/month, above the national median of $159
- Meeting rooms command a median rate of $40/hour, slightly below the $45 national average
- Day passes are priced at $35/day, above the national median of $30/day and tied with other high-demand suburban markets
- Monthly memberships cost $235/month, above the national median of $225 — aligning Long Island with the country’s higher-priced coworking markets
For context, here are a few key national takeaways:
- The total U.S. coworking footprint grew by just 0.3%, reaching 141.25 million square feet, up slightly from 140.76 million in Q1. This marks a sharp slowdown compared to the 3% increase recorded last quarter, when nearly 4 million square feet were added.
- The number of coworking spaces declined by 1%, falling from 7,840 to 7,742 locations — the first quarterly drop in recent years, signaling a shift toward consolidation and efficiency.
- The average coworking space size increased by 2%, rising to 18,245 square feet, as operators focused on fewer but larger, amenity-rich hubs.
- Secondary markets led Q2 growth: Long Island grew by 11% in total footprint, Birmingham by 10% and West Palm Beach–Boca Raton by 9%.
- Among operators, Regus added 68 new locations in Q2, reaching 1,141 sites nationwide, while HQ grew by 14%, expanding to 319 locations — together accounting for the majority of national expansion.
